ALL PRO APPRAISAL MANAGEMENT, INC., (“ALL PRO”, ‘the Company’) is committed to full compliance with the Appraiser Independence Requirements (AIR) as established by Fannie Mae and Freddie Mac, and as required under applicable federal and state law, including the Dodd-Frank Wall Street Reform and Consumer Protection Act.

In furtherance of this commitment, the Company hereby affirms the following:

1. INDEPENDENCE OF APPRAISERS

The Company does not, and shall not, engage in any practice that compromises, impairs, or attempts to influence the independent judgment of any appraiser retained to provide appraisal services. No employee, officer, director, or agent of the Company shall pressure, coerce, extort, bribe, or otherwise influence an appraiser with respect to the value, conclusion, or conduct of any appraisal.

2. PROHIBITION ON VALUE TARGETS

The Company does not communicate, directly or indirectly, a desired, targeted, or pre-determined property value to any appraiser at any stage of the appraisal process. Selection, retention, and compensation of appraisers is based solely on qualifications, competency, geographic expertise, and compliance standing — never on the basis of value outcomes.

3. SEPARATION OF FUNCTIONS

The Company maintains strict operational separation between its appraisal management functions and any affiliated mortgage production, loan origination, or underwriting activities. No individual involved in the mortgage origination process has the ability to select, retain, recommend, or influence the assignment of appraisers for a specific transaction.

4. APPRAISER PANEL STANDARDS

All appraisers engaged by the Company are licensed or certified in the state in which the subject property is located, in accordance with Title XI of the Financial Institutions Reform, Recovery, and Enforcement Act (FIRREA) and applicable state law. The Company maintains a documented appraiser panel management process, including appraiser vetting, ongoing monitoring, and removal procedures.

5. COMPLAINT AND DISPUTE PROCESS

The Company maintains a formal process for receiving, reviewing, and responding to complaints from appraisers, lenders, and consumers regarding potential violations of appraiser independence. Complaints may be submitted to info@allproamc.com. The Company will not retaliate against any appraiser who reports a suspected violation of AIR.

6. REGULATORY COOPERATION

The Company cooperates fully with federal and state regulatory agencies, including the Appraisal Subcommittee (ASC), in any examination, inquiry, or investigation related to appraiser independence compliance.
